Unsealed Concrete Is A Sponge
Concrete and natural stone are porous. Oil, rust, leaf tannin and wine soak in rather than sit on top, which is why a stain on an unsealed driveway is permanent and a stain on a sealed one can be cleaned off. Water is the larger problem in this climate: it fills the pores, and every freeze-thaw cycle expands it slightly until the surface breaks apart from within, which is what spalling is.
Sealing only works on a clean, dry surface. Sealing over dirt, moss or an existing stain locks it in, and sealing over damp concrete traps moisture underneath. We run the job as two visits: a full wash and stain treatment, proper dry time, then the sealer matched to the material and how the surface is used.

Concrete & Stone Sealing FAQs
How long does concrete or stone sealing last?
Typically two to five years in Metro Vancouver, depending on the sealer type, sun exposure and traffic. Driveways wear faster than patios, and penetrating sealers generally last longer than topical finishes before reapplication.
Will sealing change how the surface looks?
It depends on the sealer. Penetrating and impregnating sealers leave the appearance essentially unchanged. Topical sealers can deepen the colour or add a satin or wet-look finish. We show you both on the actual surface before you choose.
Can you seal over an existing stain?
Stains are treated first, because sealing over one locks it in. Most oil, rust and organic staining lifts with the right treatment, and we'll tell you beforehand if a stain is unlikely to come out fully.
When is the best time of year to seal?
Late spring through early autumn. Sealers need a dry surface, dry weather and moderate temperatures to cure properly, which Metro Vancouver's wet season does not provide.
