Why Choose Flat Mate
Clear expectations. Careful work. Follow-through.
Choosing a property service company means trusting a team with your home, building, or business. We make that decision easier with a clear scope, appropriate cleaning methods, and communication before, during, and after the work.
What You Can Expect From Us
Clear Scope and Pricing
Know what's included before work begins. We provide a written scope and price, and discuss any proposed changes with you before carrying out additional work.
Methods That Suit Your Property
Different surfaces need different care. We choose pressure washing, soft washing, or specialist treatments according to the material, its condition, and the work required.
Safety Built Into the Plan
We consider access, equipment, and the people around the work area before starting. Our team follows applicable safety requirements and coordinates site-specific needs with you.
Useful Completion Updates
We explain what was completed and flag visible maintenance concerns we notice along the way. Photographs help document areas that are difficult to inspect from the ground.
One Team for Ongoing Care
Arrange individual services or coordinate several maintenance needs through one point of contact. We can help plan recurring work around your property's seasonal priorities.
Experience Across Metro Vancouver
We work with homeowners, strata councils, property managers, and businesses. That means understanding both the cleaning itself and the coordination needed around residents, customers, and building access.
Straight Answers Before You Book
- How do you price the work?
- Our quotes reflect the scope, property size, surface condition, access, and equipment required. You receive the price in writing so you can make an informed decision before booking.
- Is there a minimum service charge?
- Our minimum service charge is $250 + GST. If you need several services, let us know—we can assess whether they can be completed efficiently in the same visit.
- What if the scope changes?
- If we identify work outside the agreed scope, we'll explain what we found and discuss any additional cost before proceeding. You decide whether to authorize the extra work.
- What if I have a concern afterward?
- Contact us and tell us what needs attention. We'll review the concern with you and arrange an appropriate next step. Any service-specific guarantee will be explained in your quote or its accompanying terms.

For homeowners, strata councils, and property managers who need documentation before approving work, we can provide:
- Proof of $5 million liability insurance.
- A current WorkSafeBC clearance letter.
