Why A Little Snow Causes So Much Trouble Here
Metro Vancouver does not get much snow, which is exactly why it is disruptive when it comes. It arrives wet, compacts into ice under foot and tire, and thaws and refreezes overnight into something harder to walk on than the original snowfall. Clearing without de-icing leaves a wet surface that is ice by morning.
That is why the service is a seasonal contract rather than a call-out. The snowfall depth that triggers a visit and the window we attend in are agreed in writing before the season, so on the morning it matters the crew is already routed. Entrances, stairs, accessible routes and fire exits are cleared first, parking and secondary areas after, and de-icer goes down before the temperature drops again.

What's covered
What We Clear
Every site has the same three questions: what triggers a visit, what gets cleared first, and what goes down so it does not refreeze. The answers are written into the contract.
-
Walkways, Stairs & Entrances
The routes people actually use cleared and salted first: building entrances, exterior stairs, accessible routes and fire exits.
-
Parking Lots & Loading Areas
Lots, lanes and loading zones cleared once the pedestrian routes are open, with piles placed where they will not block drains or sightlines.
-
Strata Complexes & Townhomes
Common walkways, visitor parking and unit approaches on a season-long contract, with a visit log the council can file.
Strata snow removal → -
Commercial & Institutional Sites
Offices, retail, schools and care facilities cleared ahead of opening hours where the contract calls for it, and logged per visit.
Commercial snow removal → -
Pre-Salting & De-Icing
De-icer applied ahead of a forecast freeze and after clearing, so cleared ground does not turn to ice overnight.
-
Residential Driveways
Driveways, front walks and steps for homes on our winter routes, taken on before the season where capacity allows.

What's Included
Trigger & Response
The contract states the snowfall depth that triggers a visit and the window we attend in. No ambiguity at five in the morning.
Clearing & Salting
Snow cleared and de-icer applied on the same visit, so the thaw-refreeze cycle does not turn cleared ground into ice.
Priority Routes First
Entrances, stairs, accessible routes and fire exits handled first, then parking and secondary areas.
Visit Log
Each visit recorded with the time and the treatment applied, so the property has a record of what was done and when.

Five Questions Worth Asking
What to confirm before choosing a snow removal and salting contractor, along with how Flat Mate approaches each one.
What snowfall depth triggers a visit, and what is the response window?
This is the whole contract. If it is not written down, you are relying on being remembered on the one morning it matters, alongside everyone else who called the same contractor.
Our answerBoth agreed in writing before the season, with pre-salting ahead of a forecast freeze where the contract includes it.
What is applied, and is it suitable for the surfaces?
Some de-icers mark new concrete, pavers and planting. Ask what goes down, where, and whether the product changes for sensitive surfaces.
Our answerDe-icer selected for the surfaces on site, applied after clearing and ahead of forecast freezes, and named in the contract.
Are you properly insured and covered by WorkSafeBC?
Winter work on public-facing property is where documentation gets asked for. Ask for current certificates rather than a verbal yes.
Our answerFlat Mate carries $5 million in liability coverage and maintains WorkSafeBC coverage. Documentation is available on request.
What gets cleared first?
On a large site the order matters more than the speed. Ask how entrances, stairs, accessible routes and fire exits are prioritised over parking.
Our answerPedestrian routes first: entrances, stairs, accessible routes and fire exits. Parking and secondary areas after, with piles kept clear of drains and sightlines.
How is each visit recorded, and what is in the contract?
A season-long service needs a record of when the crew attended and what was applied, and a contract that says what is and is not included.
Our answerEvery visit logged with time and treatment, and a written scope and seasonal price that names the areas, the trigger, the window and the product.
Snow Removal FAQs
When should a snow contract be arranged?
Before the season, ideally by October. Once snow is in the forecast, contractors across the Lower Mainland are fully booked and we cannot take on new sites for that event.
What triggers a visit?
The contract specifies a snowfall depth that triggers attendance, along with the response window. Both are agreed in writing before the season so there is no dispute during an event, and pre-salting ahead of a forecast freeze can be included.
Is salting included?
Yes. Clearing without de-icing leaves a wet surface that refreezes overnight, which is often worse than the original snow. Clearing and de-icing are part of the same visit.
Do you handle strata and commercial properties?
Yes, and they are most of our winter work. Common areas, entrances and parking are cleared on the agreed trigger, and each visit is logged for the council or property manager.
Do you clear residential driveways?
Where capacity on our winter routes allows, yes. Homes are taken on before the season rather than during an event, so ask early.
How is snow removal priced in Metro Vancouver?
Most sites are priced as a seasonal contract based on the area to be cleared, the priority routes, the trigger depth and the response window. We provide a written scope and price before the season so there are no surprises in January.
