Why Glass Streaks, And How We Avoid It
Streaks and spots come from two things: cleaning solution drying on the glass before it is squeegeed off, usually in direct sun, and dirty water left in frames and tracks that runs back down the pane after the crew has gone.
We work shaded elevations first, change water often and detail the frames, sills and tracks rather than the pane alone. For exterior glass above the ground floor we use pole-fed pure water where the building suits it: deionized water dries with nothing left behind, which is what produces a spot-free finish without ladders against the building.

Many quotes cover the glass only. Grit and dirty water left in the tracks run back down the pane within a day, so a glass-only clean looks worse by the weekend.

How often should windows be cleaned?
Twice a year suits most homes in Metro Vancouver, typically spring and autumn. Ground-floor commercial and storefront glass is usually cleaned monthly or quarterly, and strata buildings commonly schedule one or two full exterior cleans a year.
What is pure-water window cleaning?
Tap water is filtered to remove dissolved minerals, then fed through a brush on a telescopic pole to scrub and rinse the glass. Because nothing is left in the water, it dries without spots, and upper floors can be cleaned from the ground without ladders against the building.
Do you clean windows in the rain?
Light rain does not affect the result: the glass is clean once the dirt is removed, and rainwater is relatively pure. We reschedule for heavy rain or high wind, which are safety concerns rather than quality ones.
Are screens, tracks and sills included?
Yes, as standard. Screens are removed and washed, and tracks and sills are detailed so dirt does not wash back onto the glass.
Can you clean strata, mid-rise and high-rise buildings?
Yes. Low-rise and mid-rise buildings are cleaned with pole systems from the ground, and high-rise elevations by rope access or lift equipment. Scheduling and resident notice are coordinated with the council or property manager.
