Construction Residue Sets Harder Every Week
Concrete slurry, mortar haze, paint overspray, adhesive and silicone all bond to glass and cladding, and every one of them gets harder to remove the longer it sits. Glazing that can be cleaned in minutes at week one is a scratch risk by month three.
This is a different job from routine exterior cleaning. Each residue is identified and removed the right way, chemically or mechanically, with the correct blade technique on tempered glass and test areas before anything is done at scale. We work to handover standard and coordinate around the trades still on site, so the building is presentable for inspection, marketing photography or occupancy on the date it is needed.

Five Questions Worth Asking
What to confirm before choosing a post construction cleaning contractor, along with how Flat Mate approaches each one.
How do you remove bonded residue from new glazing?
Ask what happens before a blade touches the glass. Slurry and mortar need the right chemistry and a test area first; scratches on tempered glass are permanent.
Our answerResidue identified and softened first, test areas on every glazing type, then the correct blade technique. Nothing is scraped dry.
Who is responsible if glazing is scratched?
Scratched new glass is unlikely to be covered by the glazier's warranty. Ask who carries that risk and whether they are insured for it.
Our answerWe are, and we carry $5 million in liability coverage for exactly this kind of work.
Are you covered by WorkSafeBC and able to meet site requirements?
Active sites need current WorkSafeBC coverage, site orientation and the right PPE and access equipment before a crew can work.
Our answerWorkSafeBC coverage maintained, documentation available on request, and crews equipped for site orientation and work at height.
How do you fit around the trades and the completion date?
A clean done too early gets undone; one done too late delays handover. Ask how the contractor schedules against the site schedule.
Our answerTiming agreed with the site supervisor, work by elevation or phase where the project needs it, and a return visit priced where trades are still finishing.
What exactly is included in the quote and the handover?
A clear quote should list the surfaces and residues covered, the standard being cleaned to, and how the finished work is signed off.
Our answerA written scope and price before scheduling, and a walk-through at completion with photos where required.
Post Construction FAQs
When should post-construction cleaning be scheduled?
As close to final trade completion as possible. Residue bonds harder over time, and cleaning too early risks being undone by remaining work. We coordinate the window with the site supervisor or project manager.
Can you remove concrete slurry and mortar from windows?
Yes. Slurry and mortar are softened with the right treatment before careful blade work, with test areas first. Done incorrectly it scratches tempered glass permanently, which is why the method matters more than the speed.
Do you work on commercial and multi-family projects?
Yes. We handle single homes through to multi-storey residential and commercial developments, including buildings that need access equipment, and can clean by elevation or phase to match turnover dates.
Is this different from a regular exterior clean?
Substantially. Routine cleaning removes dirt and organic growth. Post-construction cleaning removes bonded materials such as mortar, paint, adhesive and protective film, which needs different products, tools and technique.
Do you clean the interior as well?
Our post-construction service covers the building exterior: glazing, cladding, railings and hardscape. We coordinate timing with whoever is handling the interior final clean so the two do not undo each other.
How much does post-construction cleaning cost in Metro Vancouver?
Pricing depends on the size and height of the building, the surfaces involved, the type and age of the residue and the access required. We provide a clear written quote before scheduling so the scope and price are established in advance.
