The Green Film On Your Siding Isn't Just Dirt
The grey-green film that builds up on shaded and weather-facing elevations is usually organic: algae, mould and mildew growing on the surface, along with the dirt and pollen they trap. Rinsing it off with high pressure removes what you can see, but it does not treat the growth itself, so the staining tends to come back.
Soft washing approaches it differently. A purpose-built cleaning solution is applied to the surface, given time to work on the growth, then rinsed away at low, controlled pressure. The solution does the cleaning, so the surface is not asked to withstand force.
That matters on siding, stucco, painted finishes and trim. High pressure is the right tool for concrete and other hard surfaces, but on building materials it can drive water behind cladding, disturb the seals around windows and doors, and mark or strip finishes. Low pressure with the right solution gives deeper removal of organic staining without relying on force.

How often should siding or stucco be soft washed?
Most exteriors in Metro Vancouver benefit from soft washing every two to three years. Shaded north and west elevations, surfaces under tree cover and buildings near the water can regrow sooner. For strata and commercial properties, recurring schedules can be set by elevation or building.
What's the difference between soft washing and pressure washing?
Soft washing uses a cleaning solution and low pressure to remove organic growth from siding, stucco and painted finishes. Pressure washing relies on water pressure and suits durable hard surfaces such as concrete and pavers. Building exteriors are generally soft washed.
Will soft washing damage siding, stucco or paint?
Low pressure is the point of the method: it is chosen for surfaces that should not take force. We assess the material and finish first and adjust the solution strength and rinse accordingly. Failing or peeling paint is identified and discussed before work starts.
